Design comes first, because the mistakes are permanent
A landscape is the one part of a property where a bad decision does not go away. A patio poured in the wrong corner is in the wrong corner for thirty years. A retaining wall built without drainage behind it fails on a schedule nobody chose. Trees set at the spacing that looked right the first summer become a problem in year eight, and by then the fix is a chainsaw.
That is what a design is for. Not a picture to admire — a plan that has already worked out where the water goes, how large things get, what the ground is actually made of, how the space gets used in February as well as in July, and what the whole thing will cost before anybody breaks ground.
Why one company matters more here than anywhere else
A landscape goes in in an order, and the order is not negotiable. Irrigation is trenched before sod goes down. Lighting wire is pulled before beds are mulched. Sleeves go under a patio before the patio exists, because the alternative is cutting into it later. Drainage is solved before anything is built on top of it.
When that work is split between separate contractors, the order is held together by phone calls between people who do not work for each other and are not on the same schedule. The results are predictable: a finished patio with no conduit under it, or a sprinkler line trenched through a planting bed that went in the week before.
Our landscape, irrigation, lighting and spray departments are one company on one schedule. The sequencing is a work order rather than a negotiation, and when something has to move, it moves for everybody at once.

Built for this valley, not for a catalog
The growing season here is short at both ends and the ground is not forgiving. Water is not unlimited and on a lot of property it arrives on a ditch company's schedule rather than on demand. Deer treat a new planting as an invitation. What thrives at forty-eight hundred feet on the valley floor is not automatically what thrives up on the mesa.
A design that ignores any of that produces a landscape that looks right in June of the first year and is a maintenance problem by the third. Plant selection, water planning and placement get decided against the property you actually have.
And then we keep it
Most landscape contractors finish the install and leave. A new landscape is at its most fragile in its first two seasons — new sod, new plantings, and an irrigation system that has not yet been tuned through a full summer.
We are also the company that mows it, feeds it, sprays it, prunes it and winterizes it afterward, working from the plan it was built from. The install is the start of it rather than the end. How the maintenance program works.
When to start
Installation happens in the build season, and the build season here is short and books up. Design happens in the winter.
A project drawn between November and February is a project that goes in when the ground opens up. A project that starts getting drawn in May is a project that gets installed in August, if it gets installed that year at all. If you are thinking about next season, this is the right time of year to start the conversation.
Getting a number
Design-build is priced by the project. Scope, access, grade, materials and how much has to come out before anything goes in all move the number, and there is no honest way to quote it from a photograph.
